      <image:title>HOME - Leisure - Leisure The leisure industry is extremely diverse, and Town Planning Services has experience across the board.  We are presently advising on a site for a new hotel and helping resolve existing planning constraints on a large venue, which is a Listed Building in the Green Belt and recently secured consent for a new café restaurant delicatessen conversion in a market town. In the sports sector, we have successfully secured planning permissions to convert vacant warehouses to trampoline parks, gyms and other new facilities.  We are currently involved in a scheme to promote a new rugby facility in the Green Belt. We have secured planning permission for several community churches seeking changes of use to allow new places of worship to be established.  Issues can be complex and wide ranging, Including car parking assessments and noise impact assessment. Being recognised for its experience and their ability to present complex issues clearly, Town Planning Services is retained by the Royal Yachting Association and was asked to write their practice guidance to help its members better understand the planning system.</image:title>

At the strategic scale, we promote major sites through the development process to secure allocations in local plans.  We also prepare applications for residential development and coordinate the supporting documents that are needed. As well as dealing with larger housing developments, Town Planning Services also with private individuals looking to either build a new home or extend their existing home.  We have particular experience of dealing with proposals for individual, bespoke residential developments.  Our work on smaller projects typically involves complex sites where there are a range of different issues.  Whether they involve Listed Buildings, are in Conservation Areas or in the Green Belt, we help set out the right approach and pull together the right team to deliver results. We have recently been involved in numerous proposals for the conversion of existing buildings to residential use under permitted development rights.       <image:title>HOME - Town Centre Uses - town centre uses Town Planning Services has particular expertise in retail planning and town centre uses. The Directors have acted on behalf of major retailers and household names such as Tesco Stores Limited, House of Fraser, Pound Stretcher and Wells &amp; Co Brewery.  We are currently working on various proposals for new Aldi stores and have acted as expert witnesses for Caffè Nero and KFC franchises. We have been asked to provide written articles for a number of trade publications and presented at the UK Coffee Leader Summit. As well as dealing with larger retail warehouses and supermarkets, the firm acts on behalf of asset managers and owners of shopping centres.  Not only have we dealt with larger refurbishment proposals to introduce new facilities such as cinemas or food courts, but we also deal with day to day issues including changes of use and operational queries such as air conditioning, plant and advertisement consents. The Directors have all the necessary expertise and can deal with the technical issues, including the ‘sequential test’ and ‘impact’ assessments.  We can undertake detailed assessments of the health of town centres using up to date information and frequently commission bespoke surveys to support planning applications.  Some of our clients are other town planning consultancies, for whom we offer technical support on retail policy and economic impact issues.</image:title>

We often acted as trusted advisors to landlords and helped secure changes of use for new tenants. Our work often involves the removal or variation of conditions including restrictions on the range of permitted uses, opening hours, delivery times or even personal permissions. Town Planning Services has also dealt with numerous projects for new employment parks and large-scale industrial developments. Recent schemes have included permissions for a specialist, five storey warehouse in north London for the storage of art; an employment park of over 18,000sqm in Braintree; an extension for CPI publishers in Chatham; a new manufacturing facility for Unilever, and an employment development with warehouses, light industrial units and office space of approximately 21,500sqm in Bedford.</image:title>

      <image:title>HOME - Heritage - HERITAGE Many of the projects and sites that we're involved in have heritage constraints, whether they are Listed Buildings, in a Conservation Area or simply identified as a 'Heritage Asset'. The relevant considerations are familiar to us, and we work closely with specialist heritage consultants and architects to find creative solutions.  The projects we are involved in range from modest extensions to individual properties, through to the refurbishment of large Listed Buildings, where the need to identify and maintain a viable commercial use is key. We are currently advising Addington Palace, a large events venue in Croydon where balancing the needs of the business with the effects of development on the Listed Building are key. We have also undertaken audits for clients buying Listed Buildings to identify any existing areas of risk where works may have been undertaken without consent. Similarly Town Planning Services recently secured a retrospective Listed Building Consent for works undertaken to a property in Kensington and Chelsea to ensure everything was in order.</image:title>
